Burj Khalifa Property still selling at a high price!

Units in the world’s tallest building, the Burj Khalifa, are still selling at a high price. An indian businessman just announced last week his purchase of two floors in the 828 metre high skyscraper at AED 3,500 per sq ft. This equates to over AED 6,000,000 for a 2-bed apartment in the tower. The prices are well down on what they were at the peak of the property boom in Dubai in mid 2008, however this is still a good price and a sign that there is still appetite for Dubai real estate in the prime areas of Dubai.

The owner will probable be offering his Dubai apartments for rent as Dubai rent is still very high compared to the rest of the world and considerable rental returns can still be achieved in the right Dubai properties.

Opening of the Burj Khalifa

The world’s tallest building has been officially opened with the height of the tower confirmed at an astonishing 828 metres.

The tower has also been renamed as the Burj Khalifa in honour of the UAE President, His Highness Sheikh Khalifa bin Zayed Al Nahyan.

The opening ceremony was attended by thousands of onlookers as well as local and international dignitaries. This impressive Dubai property is officially the highest man-made structure in the world and is home to offices, residences and the world’s first Armani hotel, due to open in March 2010.

The observation deck at the top of the Burj Khalifa will be open to the public and will offer one of the best views in the world!

New Years Eve on the Palm Jumeirah

The Palm Jumeirah is the place to be for this year’s New Years Eve.

The highlight of the festivities has to be the Atlantis hotel with their fireworks display and Nasimi beach party. There are also special meal offers in their many restaurants and bars around the resort.

Palm Dubai Rent’s pick is the Levantine Lebanese restaurant, which has a great New Year’s eve dinner and drinks offer and the view from the Levantine terrace will be a spectacular place to see in the New Year.

Other places to consider on the Palm for New Year 2010 is the Shoreline Apartments, where Bidi Bondi and Cabana will be sure to put on a good party. The up-market Barca Club restaurant and Gusto will also be open for a quieter evening of food and drink on the Palm Shoreline beach club terraces.

How will Palm Jumeirah Rents hold up in 2010?

There are a large number of buildings still to be handed over on the Palm Jumeirah: The Fairmont Residences, 2 final buildings on the Palm Golden Mile, The Oceana Residences (3 buildings), the remaining Marina Residences buildings and not to mention the Tiara Hotel, Fairmont Hotel, Oceana Hotel, and that’s just on the trunk of the Palm.

With all these new properties coming onto the market, there could be an impact on the rental rates of the current established developments such as the Palm Shoreline Apartments.

When the Palm Golden Mile properties came onto the Market in the second half of 2009, we witnessed the rents achieved being much lower than the Shoreline apartments across the road.

It is likely that all these new apartments coming onto the market in 2010 will further push down the rates of existings apartments on the Palm.

Not until the Dubai economy fully recovers from the effects of the recession will we see rents starting to recover to the levels they were at in mid 2008.

Palm Jumeirah rents rising?

The large drop in Palm Jumeirah rental prices over the past 12 months seems to now have stabilised somewhat and some rental properties on the Palm are now rising again.

Over the past couple of months we have seen price rises in both the Signature Villas and Garden homes as supply of luxury villas is somewhat limited and a lot of the “bargain” rentals have already been snapped up.

The apartment rental prices on the Shoreline Apartments are also seemingly starting to stabilise. Despite new apartments coming onto the market such as the Tiara and Marina Residences, the Shoreline buildings continue to be popular due to the private beach and good-standard facilities.

Will prices hold at their current rates into 2010? We shall see. There is still a lot of stock coming onto the Market on the Palm Jumeirah next year – Oceana Residences, Fairmont Residences and the last buildings in the Marina Residences. That is a lot of new properties, however it appears that the villas and shoreline buildings may hold their prices a bit better than the rest.
